Body Corporate & Strata Cleaning

Common areas that speak for the building.

Structured cleaning and ongoing care for strata buildings and body corporate properties across the Gold Coast — held to a documented standard, every visit.

01

The Standard Applied Here

A building's common areas are the first and last thing every resident, visitor and prospective buyer sees. The foyer sets the tone for the floor above it. The lift reflects the standard of the building. When these areas drift — and without structure, they will — the perception of the entire property drifts with them. We maintain common areas to a documented, agreed standard — not a general impression of clean.

  • Entry foyers and lobbies — full reset on every visit
  • Lifts — interior surfaces, buttons, tracks and threshold strips
  • Stairwells, corridors and fire exit areas
  • Car parks, bin rooms and waste management areas
  • Pool decks, gym areas and shared amenity rooms
  • Mailroom and parcel collection areas
  • External paths, building entrances and arrival zones

Multi-Building Management

Many strata management companies and building managers oversee more than one property. We work across multiple sites under a single arrangement — one contact, one consistent standard, one reporting line. No managing multiple providers. No re-briefing the same standard twice.

  • Consolidated care across multiple buildings or sites
  • Unified scheduling and single point of contact
  • Consistent documented standard across all properties
  • Site-specific care plans for each individual building
  • Attendance reports and accountability across the portfolio
03

How the Standard Holds

Before we begin, we walk the building — every common area, every space. What we find becomes a written care plan: what is covered, in what order, to what standard. That plan governs every visit that follows. The standard does not depend on who attended that day. It is written down. It is measured. It holds.

  • Written care plan documented before the first visit
  • Visit-by-visit checklists specific to your building
  • One contact for the building manager — direct line, not a call centre
  • Attendance reports after every visit
  • Seasonal and reactive capability built into the arrangement

Where We Work

We service strata and body corporate properties across the length of the Gold Coast — from the northern estates at Coomera, Sanctuary Cove and Hope Island, through Southport, Bundall, Robina and Broadbeach, to Burleigh Heads, Palm Beach and the southern border at Tweed Heads. Availability extends into Brisbane.

  • By enquiry only — we begin with a building walkthrough.
Common questions
How do you ensure consistency across every visit in a strata building?
Every visit follows a written care plan documented before we begin — not memory, not instruction, not whoever happened to attend. The standard is captured in writing and measured against it every time.
Can you manage common areas for multiple buildings under one arrangement?
Yes. We work with strata management companies and building managers overseeing multiple sites — one contact, one consistent standard, consolidated across your portfolio.
Do you work outside business hours to avoid disrupting residents?
By default, yes. Attendance is scheduled for times that minimise disruption to residents — early morning, late evening or weekend mornings, depending on the building.
What happens if a common area needs attention between scheduled visits?
We have a direct line arrangement for exactly this. One message, actioned the same day or next morning depending on the situation.
How does reporting work — how does the building manager know what was done?
An attendance report is sent after every visit, covering what was completed and flagging anything that requires attention. The building manager is never left to assume.
