01 · General
  • We're based on the Gold Coast and service the surrounding region, with availability extending into Brisbane. Not sure if you're in range? Just reach out and we'll let you know.

  • Owners of high-end homes, Airbnb and short-stay hosts, and commercial operators — from boutique studios through to strata buildings and larger office environments. We take on new clients by enquiry and like to make sure we're a good fit on both sides before we begin.

  • Start with an enquiry. If it looks like a fit, we'll organise a walkthrough of the property — a chance to see the space, understand what matters to you, and put together a plan before anything gets underway.

  • Our work is built around ongoing care rather than single visits — that's where the consistency comes from. That said, if you have a specific situation in mind, feel free to reach out and we'll have an honest conversation about whether we can help.

02 · Products & Equipment
  • Professional-grade products chosen for performance and safety — with a preference for low-residue, non-toxic formulations wherever possible, particularly in homes with children, pets, or sensitive surfaces like natural stone. If you have preferences or requirements, we work around them.

  • Yes, we come fully equipped. If your property has specific products already onsite or surface requirements that need particular tools, we factor that in from the start.

  • Yes. We're working in people's homes and offices, so that's always front of mind. If you have allergies, specific sensitivities, or delicate finishes, let us know during the walkthrough and we'll make sure the approach suits.

03 · Our Standard & Approach
  • It means we write down exactly how your property is cared for — what's covered, in what order, and to what level — so every visit follows the same plan. It's agreed before we start, and it's what keeps things consistent over time without you having to re-explain anything.

  • Through systems rather than memory. Checklists, clear processes, and one person accountable for the result. It means the standard doesn't rely on who had a good day or who happened to show up — it's built into how the job is done.

  • We'd want to know, and we make it easy to tell us. One direct contact means things get sorted quickly — no being passed around. We'd rather hear about it and fix it than have you quietly putting up with something that isn't right.

  • Yes — public liability and care-of-property cover, both current. We can provide documentation if needed.

  • Yes, and it goes without saying. We work in private homes and professional spaces with access to areas that matter. We're not the type to be noticed — and we take that seriously. NDAs are available where required.

04 · Residential
  • It depends on what you need, and we offer both. Some clients want a reliable, high-quality clean on a regular schedule. Others want something closer to household management — overseeing the property, coordinating tradespeople, managing consumables, keeping everything running quietly in the background. We'll work out the right scope during the walkthrough.

  • Most of our clients aren't. We sort out access during onboarding — keys, codes, whatever works — and take it from there. A lot of our residential clients haven't been home for a visit in quite some time, and that's exactly how they like it.

  • Of course. Life changes — guests stay, renovations happen, routines shift. We revisit the plan when it makes sense and update things before we change anything. One call or message is all it takes.

05 · Short Stay & Airbnb
  • A full reset between guests — cleaning, linen changeover, restocking, styling, and a final check before the next arrival. It follows a documented checklist specific to your property, so the result is the same every time regardless of how the previous guests left things.

  • Yes. Tight windows are part of the territory in short-stay, and we plan for them rather than scrambling. The standard doesn't change because the timeline is short.

  • More than most hosts realise. Cleanliness carries the most weight in guest reviews, and Airbnb's algorithm ties cleanliness scores directly to how often your listing gets seen. A small drop in that score has a real impact on bookings and what you can charge — and one poor review can take a lot of good ones to recover from.

  • Yes. We look at the property the way a guest does — walking in for the first time. If there are small things that would lift the experience or better reflect the listing, we'll mention them. It's part of how we look after a property, not a separate service.

06 · Commercial
  • A range — from boutique studios, showrooms and design-led offices through to strata buildings, body corporates, large office floors, and multi-tenancy spaces. If you manage or operate a space that needs to be consistently well-presented, we're worth talking to.

  • Yes, and it's something we're well set up for. Strata buildings and body corporates in particular benefit from a structured, accountable approach — common areas, shared facilities, and regular reporting without you having to chase anyone. We can work across multiple sites under a single point of contact.

  • Yes, and for most commercial clients that's the default. We're there before your team arrives or after they leave — quietly, reliably, without disrupting the day.

  • Scheduled visits, a documented site standard, and consistent communication. You're not managing us — we manage ourselves and report back. If something changes or needs attention, you hear about it from us first.

07 · Trades & Property Management
  • Yes. For clients who want fuller property oversight, we can coordinate the broader picture — organising trusted tradespeople, managing maintenance schedules, overseeing access, and keeping an eye on the property's condition between visits. It's particularly useful for investment properties, short-stay hosts, and homeowners who aren't always on-site or simply don't want to manage it themselves.

  • Most things a property needs. We work with a vetted network across electrical, plumbing, carpentry and joinery, air conditioning and ventilation, solar and battery systems, pool and spa maintenance, landscaping and outdoor care, painting, and general renovation and repair work. Rather than you sourcing and managing multiple contractors, we handle the coordination and make sure the work is done properly.

  • Yes. Whether it's a bathroom refresh, a kitchen update, outdoor improvements, or a more involved renovation, we can oversee the trades, timeline, and quality on your behalf. For clients who are interstate, overseas, or simply time-poor, this takes the project off your plate entirely — from getting quotes through to sign-off.

  • For most clients it starts with cleaning and care, and expands from there as needed. Some want a full-service arrangement from the beginning — particularly Airbnb hosts or investment property owners who want everything running without their involvement. We scope it out properly during the walkthrough so both sides are clear on what's covered.
